How I Sold 128 Units of Houses in 4 Years

In August 2015, a real estate development company got me as their marketing manager. Prior to that I was a senior estate valuer and estate manager at a private firm and an international organization respectively. The thing is I LOVE REAL ESTATE and walking the length and breadth of a construction site gives me joy. haha. I do not like sitting in an office AT ALL.

88 UNITS OF HOUSES AT THE FLOWERGATE, APO – ABUJA

In November 2016, I had sold out an estate of 88 units of houses and I was asked by the company to find a new site, propose a new development and justify it.

3 months later, (February 2017), I found a problem, identified the solution, justified it; and found the perfect location for a residential housing estate for ‘millennials and the upwardly-mobile professional with internet connectivity‘ – Modern and custom-built Studio Apartments and Spacious 1-bedroom Apartments, 10 minutes away from work in safe and serene environment.

The idea was met with skepticism. I would tell our old customers, marketers and colleagues what the company was building next and they’d laugh. “Who will buy? Everyone wants a 3-bedroom flat at least. You know we are Nigerians

This would be the first of that kind type of development in the District and for the company.

My survey showed that the rent going for converted spaces and Boy’s Quarters in forms of studio (self contained) and 1-bedroom flat in the neighborhood was N450, 000.00 and N600, 000.00 respectively.

Barely 6 months after the first phase of the project was delivered in 2019, the custom-built studio flats are now renting for N850, 000.00; and modern 1-bedroom flats for N1,250,000.00 per annum exclusive of the service charge. 

64 APARTMENTS SOLD OUT AND 100% OCCUPIED.

The estate has a waiting list today because my customer survey at the onset showed that the working class segment of the Abuja housing market wanted smaller, comfortable and high-class spaces they could own, live on their own without interference from their landlord or landlady, get to work and social places in 10 minutes or less.

Put up any unit for rent today at 8.00am and before 6:00pm, you’d have over 10 enquirers. Even as I write this, I have persons requesting for spaces to rent in this estate. (Phase 2 is ongoing and almost sold out. Want to buy? Email me)

I saw the problem working class single people had in accessing decent accommodation in the FCT and ran with it. Now, buyers have better returns for their investments and renters have decent accommodation befitting of their status.
